CP's Real Estate Business

          CP Magnolia Corp, a joint venture between Charoen Pokphand Group and Magnolia Quality Development, has launched a residential project in south Pattaya under The Chur brand.
          The Bt2-billion project will target both domestic and foreign buyers. The theme for units' interiors is "nature" and the designs are contemporary. The units have been built keeping energy conservation in mind, CP Magnolia director Somkiat Ryuentongdee said.
          The project comprises six seven-storey buildings with 792 units. "We build only seven-storeys because we wanted to give customers a feeling of privacy," he said.
          The utilisation area ranges from 44 to 144 square metres. Prices start at Bt46,500 per square metre.
          The units also offer multi-functional slides that allow customers to combine rooms if they desire. For example, in the one-bedroom units, customers can use the feature to separate the bedroom from the rest of the house.
          They can also give the unit a studio feel by doing away with the wall, Somkiat said.
          The feature was incorporated based on customer demand.
          The company has applied for construction licences and environmental impact assessment.
          Construction is expected to begin in the last quarter and is scheduled to be completed by 2010.
          To promote the project, the company is offering a "one price" package.
          Customers who book units on Saturday at the project site in Pattaya will only need to pay Bt46,500 per square metre regardless of the type of unit they go in for.
